Short answer: A Structural Integrity Reserve Study (SIRS) is a reserve study that Florida requires for condo and co-op buildings of three or more habitable stories. It covers eight structural components and sets how much the association must reserve. No SIRS may be completed after December 31, 2026. (DBPR FAQ)
What it covers
- Roof
- Structure, including load-bearing walls and primary structural members
- Fireproofing and fire protection
- Plumbing
- Electrical
- Waterproofing and exterior painting
- Windows and exterior doors
- Any other item over $25,000 (or the adjusted threshold) that affects structural integrity

The December 31, 2026 wall
Associations that existed on or before July 1, 2022 had to complete a SIRS by December 31, 2025. Buildings with a milestone inspection due by December 31, 2026 may complete both together, but under no circumstances may a SIRS be completed after December 31, 2026. (DBPR FAQ)
What happens after you receive it
Two 45-day clocks start the same day. You must distribute the SIRS to owners (or give notice that it's available), and you must send the Division a statement that it's complete. (Compliance calendar)
Funding can't be waived
If your budget was adopted on or after January 1, 2025, you may not waive SIRS reserves. You must fund them according to the study. (DBPR)
What it typically costs
Reported typical ranges run from about $5,000–$8,000 for small buildings to $15,000–$25,000+ for high-rises. Milestone inspections are usually a separate $5,000–$20,000+ engagement. (PropFusion)
